About the Role

We are seeking an experienced Account Director to lead the delivery of integrated facilities management across a portfolio of high-end, mixed-use properties, primarily commercial, with retail, residential, manufacturing and hotel components. This is a client-facing leadership role that requires a deep understanding of the full building lifecycle, including testing and commissioning, handover, DLP, snagging, and ongoing operations. You’ll manage a professional midsize operational team, drive best-in-class service delivery, and act as a strategic partner to the client with a focus on cost modelling, service optimisation, and stakeholder engagement.

Key Responsibilities :

  • Lead day-to-day operations and service delivery across multiple sites, ensuring a high standard of performance from both in-house and outsourced teams.
  • Oversee all aspects of building handover, snagging, and DLP management, ensuring documentation, warranties, and systems are transitioned smoothly from internal teams or developers.
  • Champion testing and commissioning processes, ensuring assets are handed over in full working order and aligned to client expectations and operational requirements.
  • Develop cost models and service plans tailored to mixed-use environments, balancing operational efficiency with service quality.
  • Build and maintain strong relationships with key stakeholders, managing expectations and communicating effectively at all levels.
  • Ensure all HSE, quality, and compliance standards are met or exceeded, fostering a culture of safety and accountability.
  • Manage the FM budget across the account, reporting on P&L, forecasting, and cost control measures to both the client and internal stakeholders.
  • Act as the escalation point for operational issues, emergency response, or contractual concerns ensuring timely and professional resolution.
  • Lead, mentor, and develop your operational team, creating a high-performance culture grounded in ownership and a “can-do” mindset.
  • Collaborate with internal departments including HR, finance, commercial, and procurement to align contract delivery with broader business goals.
  • Support business growth by identifying service improvements, efficiencies, and potential opportunities within the client’s portfolio.
  • Produce and present monthly operational reports to the Portfolio Director and the client, covering performance, people, and finance metrics.

About You

The ideal candidate will have :

Essential Qualifications & Experience :

  • Senior FM leadership experience, ideally in commercial or mixed-use portfolios.
  • Proven track record in managing DLP, snagging, and handover activities across new builds or major refurbishments.
  • Strong understanding of building systems, warranties, and post-construction operational readiness.
  • Experience leading multi-site operations in Dubai or the GCC region.
  • Demonstrated ability to lead cross-functional teams and manage supply chain partners.
  • Exceptional stakeholder management skills, with a client-focused and commercially astute approach.
  • Strong financial literacy with experience managing P&L and developing cost models for complex properties.
  • Confidence in presenting to senior stakeholders and navigating change within a dynamic operational environment.
  • Excellent communication, organisation, and leadership skills.
  • Degree-qualified in FM, Engineering, or a related field preferred.
  • HSE-qualified (IOSH or NEBOSH) preferred.
  • Fluent in English (written and verbal).
  • Background in construction or MEP project management.
  • Experience in transitioning properties from development into live operation.
  • Professional certification (e.g. CFM, FMP).
  • Membership of a recognised FM or property management body.
  • Working knowledge of Arabic is an advantage.
  • Familiarity with CAFM / CMMS systems and lifecycle planning.
