Head of Development – Residential Projects

Responsibilities

• Lead end-to-end development cycle of large-scale residential projects, from concept initiation through to delivery and handover.
• Define development strategy aligned with corporate objectives, market trends, and regional regulations (UAE).
• Conduct feasibility studies and financial modeling to assess viability, ROI, and project profitability.
• Oversee master planning, design, and engineering coordination , ensuring alignment with brand standards and customer expectations.
• Drive approvals and permitting processes with local authorities, municipalities, and government entities.
• Select, negotiate, and manage consultants, contractors, and service providers to ensure cost efficiency and performance excellence.
• Implement rigorous project management practices , including timelines, milestones, risk management, and reporting.
• Ensure compliance with building codes, environmental standards, and sustainability requirements across all developments.
• Monitor construction progress , proactively resolving challenges to maintain schedule, quality, and budget.
• Drive product innovation and value engineering , optimizing layouts, finishes, and amenities to enhance market appeal.
• Collaborate with sales, marketing, and finance teams to position projects effectively in competitive markets.
• Maintain strong stakeholder engagement including investors, JV partners, and senior leadership.
• Provide inspirational leadership to cross-functional teams, fostering accountability, collaboration, and performance.
• Champion customer-centric development by integrating end-user insights into planning and design.
• Act as the public face of the development team , representing the organization with authority, presence, and credibility in high-level meetings and negotiations.
